Merger Creates One of the Largest Real Estate Franchise in Northern America

Barely a year ago the real estate industry was stunned when Canadian-based Brookfield Residential Property Services (Brookfield RPS), a division of Brookfield Asset Management Inc. With the departure of CEO John Bearden and a pending name change imminent, many labeled the GMAC franchise as yesterday’s news.

What a difference a year has made. more...

Social Media Tips for Real Estate Professionals

Your profile, posts and comments on most Social Media networks will be available for many thousands, maybe even everyone to see – forever. It is therefore vitally important that you conduct yourself correctly.

Be yourself, be open, be transparent, share… and all those other good things. Just decide who you are, what image you wish to portray today, and tomorrow.

Don’t just sign up for a network account on LinkedIn or Facebook or Twitter with the intent of just engaging in idle chit-chat without taking the time to complete profile and think through your positioning. more...

Former Countrywide Execs To Profit From REO Markets

Does anyone else find this ridiculous?

Former CW senior executives are now heading up a company with Fannie and Freddie REO contracts - Even though they have ZERO real estate selling experience.

(Is that why they are just now getting their real estate licensing in order...?)

They make Multi-Millions in salaries and bonuses at CW - Which certainly had a major hand in creating this real estate bubble - Only to turn around and profit again from the REO market.

TREATING REAL ESTATE LIKE FAMILY--WITH RESPECT

I had a meeting with a potential seller who instructed me, “Julie, give me the advice that you would give you brother-in-law about marketing his residence.” His suggestion was a very interesting approach and it effectively enabled us to communicate very honestly and directly with one another (even though I do not have a brother-in-law)!

This gentleman made me aware that I do become involved in my buyers’ and sellers’ requirements as if they were family, despite the fact that, really, I am just one of the highest paid guests in their residence—or soon to be residence. more...

Is Twitter the Next Big Thing for Real Estate Professionals?

Following the crash of the initial dotcom bubble in 2001 many people claimed to have created or coined the phrase Wed 2.0 as we in subsequent years the industry grappled with what would come next. By 2004 the term Web 2.0 was appearing everywhere and euphoria reined with this next phase of the Internet that included all sorts of “second generation” web developments. Information sharing became hot as did collaboration, hosted services, blogging, wikis, video-sharing and of course social-media sites. more...

Use different titles on different pages to increase your exposure in the search engines for different search phrases. Keep this UNDER 70 characters in length.

ARE YOU A REAL ESTATE CROWD PLEASER?

I was fascinated to read the story of Cameron Hughes on a recent SouthWest flight to a conference for Who’s Who In Luxury Real Estate in Las Vegas. Cameron makes a living getting spectators out of their seats. He is a professional crowd pleaser. Hired by team managers, Cameron describes himself as a Fan Gladiator. He works to win crowds by giving the something they’ve never seen before. more...

FORT LAUDERDALE: THE LEAN, GREEN SUNSHINE MACHINE

A previous blog of mine cited the U.S. Department of Energy in saying that Floridians spend about 20% less per person on energy than any other state in the country. One reader wondered why.

I offered an immediate response, but the question got me thinking. Why is Florida so energy conscious? I conducted some research on my sunny city of Fort Lauderdale and found the simple answer in the local Sunday paper: People actually care.
There was an entire section dedicated to actively going Green in our city. Here are a few points I found. more...

The National Association of Realtors reported a 30% decrease in the sale of second homes in 2008. In contrast, analysts predict long-term demand for investment and vacation residences remains favorable because of those buyers in their prime years looking for a retirement home. This may be especially the case as buyers witness the retraction in their stock portfolios and return to good old bricks and mortar in the sun! more...

Not Responding To Change Is Just Plain Stupid

“It is impossible to predict the future.” That’s a statement I have made hundreds of times, both from the stage as well as in print.

Yet considering the most likely scenarios and then preparing for them lessens the shock when some variation of any prediction does materialize. Being caught off guard is just foolish. Why would you fight the future? The future is coming, no matter what. " more...

Does the International Market Offer Opportunities to Local US Agents?

For a long time most international markets have felt far away, and many Americans didn’t care nor were they very interested in foreign cities. Although the Web has brought us closer together as a people we still remain apart. Few products or services illustrate this better than the buying or selling of a home.

But today with air travel becoming increasingly more commonplace, immigration and living choices becoming more readily available and our own market in a recession, many smart real estate companies have turned toward international expansion as a new means of controlled growth. more...

I was most interested to catch up with one of my previous buyers this week, and was pleasantly surprised to hear they were grateful for the purchase they made in 2007. When this delightful couple acquired their beautiful deepwater residence two years ago, they negotiated hard for the purchase price. This particular buyer is a venture capitalist, extremely thorough in his approach to real estate investing and accurately predicted the market downturn. more...

SEO - Does Your Site Have Validity?

SEO - Does Your Site Have Validity?

Whether you have designed your own website or contracted that task out, you should check to see if your code has validity.

Validity or Validation for your site refers to the language in which it is written and if it is written correctly. Your site's code can be written in a variety of formats. Each of these formats is like a different language. When a portion of your site is written incorrectly, it is labeled as invalid.

How does this effect you and your website? more...

THE HIGHEST PAID EMPLOYEE

In this market where both buyers and sellers are challenged by uncertainty and frustration levels rise rapidly to the surface, I think it is critical to remember one very important fact in terms of buyer and seller perceptions: As real estate professionals, we are their highest paid employee.

Buyers and sellers share the desire to exchange real estate. In my estimation, with a potential $30,000 pay-check for every million transacted, the buyer or seller deserves a white-gloved service. more...

Would You Rather Sell 100 Smaller Homes Or 10 Large Ones?

Think of these two dynamics. You list and sell 100 homes, or farms, or land parcels a year. You deal with 100 different, unique parties. Some may resell thru your down the road as "life" happens and the need to relist happens. Wouldn't you rather have these many happy customers who know alot of people to recommend you to than just selling 10 properties? Think of 100 SOLD signs, your inventory everywhere and lots of activity..creating work for attorneys, surveyors, home inspectors..alot of people. More work or more volume that is more profitable down the road? more...

Starting March 1, investors can once again own and finance up to 10 individual properties and get Fannie Mae backed loans. Previously, an investor with 5 properties, great credit, and documented income could not finance an investment property without bringing in a partner or resorting to creative financing methods.

Undoubtedly, investors who had been halted by the limit are in a position to buy now.

In lieu of this, we started March Marketing Madness (a stimulus aimed at helping agents with these emerging investors). In alphabetical order, here are some tips we have: more...

DO UNUSUAL TIMES CALL FOR EXTRAORDINARY ENERGY?

Absolutely. A potential seller I met with last week commented, “I want a broker who is going to bring energy to marketing my house and not just collect another listing.”

This struck me as profoundly thought-provoking, especially in light of the President’s recent speech. Bringing a high level of personal energy to business is challenging at the moment, especially since every American must draw on personal, extraordinary energy to help rebuild their corner of America. more...

The Rise of the Real Estate "Investor"

In just a few days (3/1), Fannie will start allowing investors to hold up to 10 mortgages and get Fannie Mae backed loans. The limit had been previously reduced to 4.

It's a good move - investors account for at least 22% of the market, and 75% of their purchases are single family homes, condos, and townhouses - so they can clear up some of the inventory.

There will be an increase in activity from investors who had been halted by the 4 property limit, and it's certainly a good time to market to them. more...

RETURN OF THE "BACK-UP" CONTRACT

After a week full of showings, emails, telephone conversations and meetings on my luxury inventory I found a whole new attitude surfacing. The re-emergence of a back-up contract is an activity I am actively encouraging among the sellers and buyers with whom I work on a daily basis! more...

THE POWER OF YES

Yes.

Such a little word, but oh so powerful.

During the course of the day our spoken and written dialogues contain so many yes and no expressions. I was thinking the other day how much more energy and negativity is attached to, “No” when sometimes, “Yes, let me look into that”, would open so many more doors and influence attitudes positively. more...

WHEN THE INTERNET IS SIMPLY NOT ENOUGH . . .

I was prompted to write this blog in response to an email from one of the buyers I am currently working with who tells me, “Merely looking at these properties on-line leaves me with more questions than answers.”. Of course, my response is to immediately work through the answers to provide the background information that these buyers need, especially in today’s market, to plot a clear direction. more...
