    Marc What can I say? It takes a really sharp agent (thankfully-I'm in that group) to relax enough to start a dialogue with a potential buyer like your example above. I love my first conversation with my clients- I do my best to make it light, free-flowing, and want them to chat with me about what turns them on (real estate wise). I have a feel that so many agents have those scripts in the back of their heads--ultimately looking for the opportunity to "close" for the appointment--they are not listing to anything the consumer is saying. Relate to the consumer as a person, respect them as a potential client, mind your manners, and appreciate that they have come to you-and not another agent and all should be fine. Back to the point of the post--what I gleaned from this is that agents DON'T go out and preview ALL HOMES anymore. If find that a critical part of what I bring to the table. Usually my conversation with Mr/Mrs Potential Buyer goes something like this: " Mr. Buyer- that house doesn't have a great cook's kitchen that you desire, the house has everything else you desire, but not the kitchen." Would you still like to see it? THAT's the major problem with the agents. I don't even need/use the MLS---I already know what's available. The MLS is in my head. I get constant updates on my phone of price changes, so I rarely need to go to the MLS. Could you imagine a Lexus car salesman having no idea about the car they are selling? It would be unthinkable and they would be fired. Sorry to ramble---but I figure it's better that the standard: "Good post, Marc."

    Heather We are all at our limit---the majority of the re.net would NEVER admit it. I look at all the agents in social media, twittering and I think "if they are twittering all day, they can't be selling real estate."
