Online Curb Appeal
Posted in Real Estate Marketing By Jay Groccia, Friday, August 15, 2008.Curb appeal - it isn't what it used to be. There was a time when a savvy agent could get a buyer to overlook 'flaws' seen from the road. Well in today's online world, curb appeal has taken on a whole new meaning.
When buyers scan listings on REALTOR.com(r) or other real estate websites, if they aren't impressed with the photos in THREE SECONDS, they "bounce" and click onto the next listing. No matter how many print ads, how many brochures, baseball + football schedule refrigerator magnets they mail, the photos are the be all, end all for getting a listing noticed online.
As a luxury real estate photography company, we have seen a dramatic up-tick in business with lower and mid-priced homes. Before agents wouldn't spend a thin dime for professional photography unless the home was over THREE million dollars, now we are being brought in for homes under $500,000.
I guess balanced against a single print ad in a local newspaper, the price of a professional photo shoot is a bargain especially considering the newspaper will be in the birdcage or holding coffee grounds the next day while the online presentation will be wowing viewers 24 hours a day, seven days a week.
