Real estate Video Marketing

I have a question i want to ask our Real Estate Experts, Is it to early to bring video to the real estate world?
I talk to a lot of Agents, Brokers, Owners and it seems like nobody wants to come out of the BOX. People keep doing same thing over and over again and expect different results, I think Thats wrong.
Personally i think in todays real estate market you need to be much more creative, find the marketing tool that will help you stand out from the rest, THINK OUTSIDE THE BOX!! and Video marketing just might be that tool.
Don't you think that if you offer video marketing to your customer's or clients you will get more business?
If I'm looking to buy or rent a property and there is a real estate company that offers property videos i would watch the video and if its some think that I'm looking for than i will make the appointment to see it. I mean why would i waste my time driving to see open house that might not even suit my need?

Hi David-- I'm not a video marketing expert by any means but I do think it is worth considering the marketing opportunities for online real estate with agents. I work with agents and brokers too and what they really need is more education about online video.
I think if someone would 'map out' all the video companies, video portals/channels that one should be posted on, how to get there, syndication companies who will do this for you, maybe a video 'tour' of them they can watch etc... we would get further in moving them beyond their fear and overwhelm.
They need hand holding. They need concrete, detailed help to understand the new realm of online video. It takes some work to create this for them but it's on my docket to do this soon and offer it to our clients. I've already collected some good resource info for them but need to create a class or webinar or power point..something to orient them and get them excited. It's not for everyone, it takes work and vision, but more help offered will allow more agents to step toward it, i think.

This website is for Real estate videos only. For rent or sale, Commercial or residential. Its very easy to post a listing and also very easy to find exactly what you are looking for. But you right, i might start thinking about orgenizing an avent where we will coach agents on how to film or give them a resorces on who can videotape the property for them.

I might be biased but I definitely think 2008 may be the year Realtors finally look to embrace online video.

Video marketing is cool, but man, talk about a semi-unintersting subject. Not real estate, but a vacant house. Until someone thinks up an interesting way to shoot the house, I think virtual tours will be preferred and much cheaper to produce. The exception could be awesome properties, think properties with bowling alleys, observatories, basically, exceptional properties that are interesting in their own right. I don't see video coming to the 300k house all that rapidly. just my 2 cents.

I agree with with Joe; real estate is generally not the most exciting object to video, it is rather stationary by design. Here in South Florida there are many naturally beautiful visuals- such as the Atlantic Ocean, Intracoastal Waterway and sandy beaches... in reality, still photos taken properly do justice as well.

@ Joe. Watch Into The Box TV.com with Rachael Natalie Klein if you want to see someone take material that doesn't sparkle all by itself, but does after she is done with it.
She has high production values, but with digital video, it can be done by mere mortals. Editing has become so much easier, and a creative mind can make uninteresting subjects become entertaining.
High schools all over the country teach video techniques, so hire a kid to bring your marketing to life.

Thanks for the input. And Joe, I was looking for a place to rent for myself. Do you know how aggravating it was and how many hours I wasted just to find what I was looking for? It was not a plesant experience. Now if I had a company that let me surf for videos of apartments wouldn't you think it would make my life much easier.

I've got to throw in here. I'd like for most of the realtors out there to start by learning to take a good still photograph (I'm considering starting a wall-of-shame for photos of bathrooms).
I think decent video could be done and fairly inexpensively. But, as with all other user generated content, the skills required to do a great job of it are not present at birth.
What I'd like to see as a service out there is a YouTube for house videos. And I mean just that, something that will let me embed the video in the real estate site just like I'd stuff some youtube in a blog. And then also go ahead and have a main site that is searchable, that provides comments (until people open themselves to the risk of being criticized, they aren't going to get any better), etc. If something like that existed I'd be pushing my clients a lot harder on video.

Can I get an AMEN! about the good still photos?!
With video, my team has been having fun for about a year simply shooting quick an dirty narrated walkthroughs of our listings. We then decided to try a professional videographer on a couple of listings.
The professional videos were exquisite! Well lit, beautiful, professional videos. The kicker is that we got/get more feedback from consumers on the quick and dirty videos, where the consumer can hear the squeaks and creaks of a property, than we do on the professional vids.

David I couldn't find a single video on your site after spending four minutes there.
And if I were to find one, would I be able to post it directly on my website with a handy embed code just like a YouTube video or would I have to direct my site visitors to your site directly? What about comments?
I think your site needs a little work (hey all of ours do, right). If it was my site, the first thing I'd do is make sure that a residential search for Brooklyn, NY (the example search you have below the field) returned some properties. Then I'd make sure it returned properties with video.

For display purposes a nice virtual tour or good quality still photos work just as well as a video. Where video comes out ahead though is the additional traffic your listings receive from the video directories you can post your video to. We have noticed that videos posted to AOL and Yahoo video many times rank on the 1st page of Google for related city/state property searches. A subject near and dear to my heart.
Here are the facts:
Consumers-Agents, Buyers, Sellers-have already decided that photographic visual tours are the preferred and dominant marketing tool for on line real estate listings.
RE video has a small niche for luxury properties, showcasing unique locations and building a sense of place for communities. Possibly, also showcasing a particularily dynamic agent or brokerage.
The vast majority of RE videos, whether it is full motion video or motion over picture converted to video, lack technical quality, are not effectively aggregated on the web, their marketing effectiveness cannot be measured consistently and they cost too much for the average listing. The learning curve for this video is also too steep for most agents.
Interesting comment by Joel - it does not matter if Real Estate agents embrace video, it matters if consumers embrace Real Estate agents.

I think it's important for agents to have video. I look at a group of listings, and if one of them doesn't have photos,videos, or anything for me to visualize the house, I go to the next one that does. It's one of those things, similar to a website, that consumers learn to adapt to and begin to see as a need. I think pictures sell things more than words.

Agents need the best visual content they can get.
You are right-good pictures sell listings!
Consumers run from a bad experience; poor pictures and worse video does not sell homes or convince buyers or sellers to use an agent.
