FOREIGN REAL ESTATE INVESTMENT IN THE UNITED STATES

Mayfair International Realty (one of Premier Estate Properties’ affiliates), based in London, England, provides me with valuable market data and an opportunity to promote some of Fort Lauderdale’s finest luxury residences. The latest report from Mayfair International Realty revealed the following facts:

1. Some Florida Statistics
“Globalization” of the economy extends to real estate. Foreign governments, international institutions and companies, pension and equity funds, plus individuals, are all taking note of U.S. real estate and see the opportunities in a safe haven for many investors.

Investment from other countries helps stabilize U.S. interest rates and helps keep mortgage interest rates low spurring further investment.

2. Impact of Foreign Visitors to the U.S. and the Foreign-Born
The influence is significant. Aside from tourists and students, many visitors come to the U.S. for employment. Foreign-born real estate purchasers are likely to offset any downturn in demand following the baby-boom generation and are expected to rise steadily, based on recent significant immigration increases.

3. Looking Ahead
Prospects look bright. The U.S. market contains a large supply of diverse real estate, with relatively high turnover and an easy exit option. The U.S. does not restrict or scrutinize most property purchases. There are few barriers to home ownership. Foreign investors have the same rights as American property owners.

Over the past decade the U.S. real estate market has been the envy of other nations with solid growth and record sales for the last five years fueled by historically low interest rates and availability of credit.

4. How many Brits are there in Florida?
This is difficult to track. Brits move in and out of Florida every day, establishing businesses, emigrating or buying holiday homes. Conservative estimates put 400,000 Brits living in Florida, permanently or part-time. These are established facts:

• 1.5 million Brits visit Florida each year (source: State Tourism Dept.).

• Florida is the most popular state for property buyers from the UK. First choice: Miami or Fort Lauderdale, Second: Orlando, Third: Tampa.

• A full 30% of overseas buyers are from the UK.

• Nine out of ten UK overseas property buyers make Florida their destination of choice.

• Since 1990 Britain has owned more of corporate America than any other country. The UK is the largest foreign investor in the U.S.

As the Internet becomes an increasingly powerful tool for the luxury residence purchaser, Mayfair International Realty receives over 90,000 visits each month.

Funny you should mention this; I've been working hard on establishing connections in the UK, for the mountain top property we sell in Maine and New Hampshire. Another great resource for you is www.Nubricks.com - they are pretty involved in the foreign property business in England.

Hopefully these foreign buyers will help Florida recover sooner than later from its big down turn. Here in Hawaii we are seeing a lot of foreign investors looking at properties. We have had a lot of interest from Canadians. With the dollar so cheap and price adjustments over the past couple years, Hawaii and other states are a bargain for the foreign investor.

It was really refreshing for me to see an US agent touting the accomplishments of my partners Adam and Chintan of Nubricks.com. Indeed the UK market is great opportunity for American realtors and I can tell you that I for one believe that Florida is just the beginning for European investors looking for investments stateside against a weak dollar.
