So does the dog come with the property?

Taking inspiration from Athol Kay's "Bad MLS Photo of the Day" blog feature, I ran across an odd photo in the MLS today. (Imagine that!) This went beyond the usual close-up image of the property's front door, door-knocker, or horribly darkened hallway. This one was an image of a dog.... not a dog sitting in the living room of the property, or the backyard, or the kitchen, or the master bedroom, or the garage, or the bathroom.

No, this was just a close-up of a dog's face among about a dozen other photos of a listing that showed up in my email today.

I wonder if the dog knows he (or she) is being sold along with the property?

I would include the fluffy image here but it is copyrighted to the San Francisco MLS. You can see it on Redfin here.

Is it really that bad? Maybe this is the beginning of a new trend for buyer incentives.

Yes, indeed, sometimes the dog does come with the property! Some years ago, I was involved in repair negotiations for my buyer clients where the seller refused to complete requested repairs unless the buyers agreed to take the two dogs on the property. So...the repair agreement read "the seller agrees to..." and "the buyer agrees that the dogs will remain with the property."

Including a photograph of a pet can only hurt your chances of selling a home. It immediately eliminates anyone with allergies, or negative attitudes towards pets (hair, odors, hidden treasures, etc...). It's best to just leave them out of your marketing strategy.

I got a good chuckle after seeing the "Bad MLS Photos of the Day" website. The MLS is not the only holder of questionable photos. As a for sale by owner service, we've seen our share of photos worthy of a retake. We do try to help home sellers capture the best possible images for their slide shows, etc. I remember one seller whose dog followed him faithfully in every picture he took. The owner was oblivious to his canine friend and was very upset when the film was developed (this was before everyone had a digital camera, folks) and didn't know what to do. I was able to edit out the pooch in all his favorite locations to avoid retakes.

Pet Picture Hints: Remove feeding bowls, litter boxes, crates, window seats, climbing poles, cover doggy doors, cat castles, pet toys, bones, beds...did I forget anything??? Oh yeah, an air purifier is a great investment.
